Ekistics Property Advisors purchased the 76,500 square feet, nine-story Grade A office building next to the city's development centre.
Ekistics purchased from M&G Real Estate was advised by Till Am, while M&G was advised by Cushman & Wakefield.
The building is entirely permitted except for half the floor, with the exception of tenants such as Freeths, Handelsbanken, BDP, Arup, TES Global, Ansys UK and more.
The acquisition is the first in Sheffield as it appears to expand its European investment portfolio by investing in the UK.
