Scarborough Group International (SGI), a real estate developer who owns Brunswick Center, plans to convert it into a square, complete by spring 2027.
The project is working with local and local authorities to create something to boost the town's future and begin wider revitalization of the region.
Detailed design and technical adjustments for the scheme began in 2021, following the closure of Debenham.

The former Scarborough Borough Council recognized that the closure of department stores posted threats to the viability of the town centre, but approached SGI about how it could be done, as it provided a unique opportunity for a transformative revitalization.
The site's redevelopment will be anchored in a luxurious Odeon cinema with a mix of dining and leisure operators, while preserving the high street entrance.
SGI began to get caught up in shopping centres as he was engaged in advanced consultations with other operators. More will be announced soon.

“They're the ones who are born and raised in Scarborough,” said Mark Jackson, who led the project and was born and raised in Scarborough. “Like many traditional seaside destinations, Scarborough faces severe economic challenges that need to be met with cooperative efforts from authorities and businesses invested in the town.
“Scarborough has great strengths and continues to be popular, but for the town centre to flourish, it must evolve in a highly changing world.
“We are working closely with North Yorkshire Council and other public sector organisations to ensure that SQ1 serves as a catalyst for further investment.
“With the support of these public institutions, we can take the long-term view that such projects will be needed in the face of the most challenging market conditions facing town centres for decades.
“We work hard to secure Odeon Luxe, the best film operator, as the leading anchor operator for SQ1, and we look forward to seeing other occupants in the coming months.
“In the meantime, we are carefully managing the process of involving shopping centres in existing forms to minimize disruption and impact on the town.”
“SQ1 brings an essential boost to the town centre of Scarborough, not just economically but socially. By introducing a mix of leisure and hospitality that encourages visitors to spend longer in the town centre, we will help create a more welcoming environment.”
“SQ1 is carefully planned to ensure that Scarborough will provide actual, long-term benefits, and we have worked closely with our partners to reach this point.
Mark Addd: “This is just the beginning of a much broader conversation about Scarborough's future.”
